The inscrutable ways of the deed
From the moment the sales contract is signed until you as buyer receive the conveyance deeds for your property, around two months goes by. During this time, your deed has gone a long way.As soon as the sales contract has been approved with the official notary (a notary can best be described as a public servant who testifies, certifies and approves the validity of documents), you go to the deeds office where the land registry number for the deed in question is entered.
Following this, you have to visit the land registry where the papers are stamped. The stamp duties themselves are then paid in the bank and, having done this, the land registry approves the payments and duly endorses the papers.
The papers are then returned to the deeds office which sends the deed to the military authorities in Izmir for approval.
This approval is a pure formality and it takes about eight weeks. After this the deed is returned to the deeds office in Alanya together with military approval.
Now the time has come for the official hand over of the deed to the buyer. Within three months after the official hand over has been made, the buyer has to report to the office where tax on property in Alanya is paid. The registration or change of name on the water and electric meters can also be done here.
